How listing and IDX/MLS software actually works

A listing website is only useful if its data is live, accurate and allowed. That comes down to how you connect to the Multiple Listing Service (MLS), and the rules attached to that connection.

IDX, VOW and the RESO Web API

IDX (Internet Data Exchange) is the license that lets you display other brokers’ active listings on your site. The modern way that data arrives is the RESO Web API — a standardized feed built on the RESO Data Dictionary that most MLSs now offer in place of the older RETS system. A VOW (Virtual Office Website) feed is a separate, richer license that shows sold data and more fields to registered, logged-in consumers. We build against whichever your MLS provides and apply for the feed on your behalf.

The rules that keep your feed alive

Every MLS attaches display rules to an IDX feed, and breaking them is the fastest way to get your data shut off. Common ones: listings must be attributed to the listing broker, the data must refresh on the MLS’s schedule (often every few hours), you cannot commingle listings from multiple sources without permission, and certain listings that opted out must be hidden.
