Inside a couple of miles there are wide Tanglewood lots, 1950s Briargrove ranches, whole blocks of 1970s and 1980s townhomes and garden condominiums off Fountain View and Chimney Rock, tall residential buildings near the Galleria, and a working commercial strip along Westheimer. Almost every difficult decision on a wiring job here is decided by the structure rather than by the equipment. Before anything else, we place the property in one of four categories, because the available cable routes are completely different in each.

Why a stacked townhome is always wired from the top down

The dense townhome and garden-condominium stock in this ZIP stacks living space vertically, frequently with the garage or entry at ground level, the main living floor above it, and bedrooms above that. The media room lands on whichever floor has the least window glass, and the cable has to reach it from wherever the electronics can be housed.

In a top-floor unit or the upper level of a townhome, the attic or roof cavity above is the one continuous route in the building and it does most of the work. Below that, the path is vertical rather than horizontal: existing chases, stacked closets, the cavity around plumbing risers, or the space behind a stair. Horizontal travel across a floor is the expensive direction, because it usually means opening a ceiling rather than a wall.

What we do not do is touch a shared assembly. The wall between you and your neighbour and the floor between stacked units are fire-rated, structural, or both. Running a cable through one is not a shortcut, it is a defect — and where a penetration is genuinely required and permitted, it has to be fire-stopped back to the rating of the assembly it crossed. Most of the time the correct answer is simply a different route, and we find it before we quote.

What do the association, the elevator and the parking do to the job?

On a single-family lot the schedule is set by the work. In a managed building it is set by the building, and that difference is worth understanding before you book.

  • Insurance on file. Most properties will not let a contractor start until a current certificate of insurance naming the association is on record. We are insured and we send it ahead so the first morning is not spent at the management office.
  • Elevator reservation. Freight or padded-elevator time is usually booked in advance and is not always available on the day you want. It sets the date more often than our calendar does.
  • Work hours. Many buildings restrict noisy work to weekday daytime windows. Drilling is noisy work.
  • Loading and parking. Along the Westheimer, Fountain View and Chimney Rock corridors, where a crew can legally park with a van full of cable genuinely affects how much gets done in a day.

None of this is a reason to avoid the work. It is a reason to plan it, and we build those constraints into the quote rather than discovering them at eight in the morning.

Does commercial space follow different rules? Yes.

A good deal of our work in this ZIP is not residential at all. The restaurants, salons, retail units, clinics and small offices along Westheimer and around the Galleria want displays on walls, audio through a space, and none of the cabling visible — and a commercial ceiling changes the specification.

Above a suspended ceiling, the space is often used to return air to the air-handling system. Cable in that environment has to carry the correct fire rating for the application, supported on its own hangers rather than laid across the ceiling grid or tied to a sprinkler pipe, and any pass through a rated wall has to be sealed with a listed fire-stop assembly. These are not preferences, and an inspection or an insurance review will find shortcuts.

The upside is that a commercial suite is usually easier to work in than a house. Lift a tile, and the route is right there. What takes the planning instead is doing it after hours so the business keeps trading, and terminating everything into a tidy labelled point so that whoever services it next is not untangling a decade of guesswork.

What gets measured before you see a number?

A quote in this ZIP has two halves, and separating them is the whole point. The first half is the work inside your walls: which route each run takes, how it is concealed, where it terminates. The second half is everything the building itself imposes — insurance filing, reserved elevator time, restricted work hours, after-hours access for a trading business, and any rated cable or fire-stopping the space legally requires. Those items go on the page by name. A quote that hides them behind a single figure is a quote that will change on you later.

Getting there needs a visit, which is free. We confirm the construction type, put a camera or a hand into the route we intend to use instead of trusting a floor plan, measure the runs, and agree speaker positions against how the space is actually occupied. No figure is given by phone: a ninth-floor unit and a Tanglewood house can order identical equipment and be nothing alike to install.

Frequently asked questions

Our building requires a certificate of insurance before any contractor can work. Can you provide one?

Yes. We are a licensed and insured low-voltage contractor and we send a current certificate to building management ahead of the appointment, naming the association where they ask for it. Tell us the management contact when you book and we will handle that exchange directly so nothing holds up your elevator slot.

Can speaker and video cable run above the ceiling tiles in my office or shop?

It can, but the cable has to be the correct type for that space. Where the ceiling void is used to return air, the fire rating of anything installed in it is regulated, and ordinary residential cable does not belong there. It also has to be supported independently instead of resting on the grid or on other trades’ pipework. We specify and install to that standard as a matter of course, which is part of why we survey a commercial suite before quoting it.

We share a wall with the next townhome. Will you need to open it?

No. A party wall between units is a fire-rated and often structural assembly, and we treat it as off limits. Cable is routed through your own interior partitions, closet stacks, or the space above the top floor instead. If the only theoretical path crossed that wall, you will hear that the position needs to move rather than watch us cut into it.

The inside face of our wall is exposed brick. What are our options?

Often, but not inside that wall. An interior masonry face usually has little or no cavity behind it, so the route moves to an adjacent framed wall, up through a closet, or into a shallow channel concealed by trim and painted to match. We will show you the options at the survey, with the visible consequence of each, instead of committing to a concealed run we cannot deliver.

Can you do the work after hours so our business does not have to close?

For commercial spaces that is usually how we schedule it, and it is worth asking for. The limits are the building’s own rules — some properties restrict after-hours access or noisy work — so we confirm what your landlord allows before setting a date, then work to it.
