Access Control Wiring for Memorial Homes, From Pivot Doors to Guest Houses

Most access control wiring in Memorial happens in houses, and most of those houses have front doors that were never designed to carry a wire: tall center-hung pivots, slim steel-and-glass entries, heavy solid wood on decorative hinges. Getting lock power and a door-status signal into that door, ideally before the stone and drywall go up, is the real work. This overview covers entries, service gates, guest houses and condo lobbies across the Memorial area.

Why Memorial doors are harder to wire than the readers beside them

Memorial’s housing stock is in the middle of a long turnover. Many of the original 1950s and 1960s ranch houses on big, wooded lots have given way to two- and three-story custom homes, and those replacements tend to have architect-selected doors that arrive from specialty manufacturers with their hardware already decided.

That matters because the lock is part of the door. On a custom pivot or a factory-finished steel entry, electrified hardware usually has to be specified when the door is ordered, so the manufacturer can machine the leaf for it. Show up after the door is hung and the options shrink to whatever can live in the frame.

The area is not uniform, and the wiring approach shifts with it:

  • New custom homes in the Villages. Bunker Hill, Hunters Creek, Piney Point, Hedwig, Hilshire and Spring Valley are each incorporated as separate cities, with their own building departments and their own rules on permits, inspections and contractor registration. We confirm what applies with the builder or the city before rough-in instead of assuming the rules next door carry over.
  • Renovated original houses. A single-story ranch with an open, walkable attic is one of the easiest retrofits in Houston, because cable can drop straight down from above the door header.
  • Townhome courts and Memorial Drive condominiums. Shared gates, lobby doors and garage entries run on one system owned by the association, so the first question is who controls it.

Four ways to get power across the hinge line

An electrified lock in the door leaf needs a conductor path from the frame into a door that swings thousands of times a year. There are four common answers:

Pivot doors are the exception to the whole table. A center-hung pivot has no hinge line at all: it turns on a floor pivot and a top pivot set in from the edge. Power has to come through an electrified pivot, which some pivot hardware makers offer as an option, or the locking has to stay in the frame and threshold. That decision belongs with the door order, not at trim-out.

Steel, glass and multipoint front doors

A large share of new Memorial entries are steel-framed glass doors, or wide wood doors with multipoint locks that throw bolts into the head and sill as well as the jamb. Each changes the plan.

Narrow steel stiles

Thin steel frames leave little room for a lock body, and drilling a factory-finished frame to add one can void the finish warranty and expose raw steel to Houston humidity. Motorized and solenoid locks made for narrow stiles exist, but the door maker should machine for them. When the door is already installed, frame-mounted hardware is usually the honest recommendation.

Motorized multipoint locks

Motorized multipoint locks retract every bolt on command and draw noticeably more current while the motor runs than a strike does. We size the supply and conductors from the manufacturer’s current and duty-cycle figures and the real route length.

Glass sidelights cause a smaller problem: with glass on both sides of the door, the reader often moves to a masonry column or a post at the front walk.

What to rough in before the sheetrock and stone go up

For a home under construction, access control wiring is cheapest and cleanest while the studs are open. Many new Houston homes get open-cell spray foam in the exterior walls and roofline, and once foam cures around a cable, pulling a replacement is close to impossible. A good pre-wire leaves no reason to open a finished wall later.

  1. Home runs, not daisy chains. Every controlled opening gets its own cables back to one equipment location, typically a mechanical room or conditioned closet near the network rack.
  2. A dedicated, unswitched 120-volt circuit at that location, installed by the electrician, for the access control power supply.
  3. A low-voltage bracket at reader height on the latch side, checked against final trim and stone thickness so the reader does not end up recessed behind the veneer.
  4. Conduit sleeves under the driveway and walks before the flatwork is poured, for every vehicle or pedestrian gate, with a pull string and a spare sleeve.
  5. Cat6 alongside the access cables at the front entry and each gate, for a video intercom now or later.
  6. Written coordination with the door supplier on transfer hinge position, electrified pivot, or strike preparation.
  7. Labels at both ends and photographs of every open wall before insulation, so the as-built record shows where each cable runs.
"Pre-wired for access control" sometimes means one Cat5e cable at the front door. Ask what was pulled, to which openings.

Wiring a finished home without breaking stone or plaster

Existing homes are where judgment matters most. In a one-story house we can usually fish cable from the attic through the top plate above the door with only a small access cut near the frame. A two-story home with finished rooms above the entry is harder, because there is no open cavity over the header to work from.

Before anything is drilled, we check:

  • whether the stud bay beside the door holds fire blocking, insulation or plumbing that will stop a fish tape;
  • whether the door casing can come off and go back cleanly, which often opens a hidden path along the jamb;
  • whether the planned reader spot has solid backing and a route, or the reader belongs on a column or post instead;
  • whether the lock can stay in the frame as an electric strike, which avoids any work on the door leaf.

Sometimes an opening should not be hardwired at all. For a side door or wine room where the only route means cutting stone, a battery-powered wireless lock reporting to a hub is often the better call, and we will say so.

Service gates, pool houses and the detached garage

Many Memorial properties have more controlled openings outside the house than inside it. A side pedestrian gate lets pool, lawn and cleaning crews in on their own schedule, a detached garage or guest house has its own entry, and a pool house may hold equipment worth locking.

All of those runs leave the house, so they get outdoor or burial-rated cable in conduit, sealed entries, and surge protection where the cable enters each building. We prefer to keep the controller inside the main house and extend only the reader, lock and door-status wiring outward, which keeps the electronics dry and out of reach. When a guest house sits far enough away that the low-voltage runs get long, a second controller inside that building, networked back to the house, is usually the cleaner design.

What sets the price of a Memorial access control wiring job

  • Construction stage. Open studs cost far less to wire than finished walls, especially behind stone veneer or cured spray foam.
  • Door type. A strike on a wood door is a different job from an electrified pivot or a motorized multipoint lock.
  • Hardware supply, and whether a manufacturer has to prepare the leaf.
  • Distance and ground crossings to gates, guest houses and garages, including boring under an existing driveway.
  • Number of openings and whether one controller can serve them all.
  • Permit and inspection requirements of the particular Village or city.

Wiring mistakes we are called to fix in Memorial homes

  • A lock fed through undersized hinge conductors, which buzzes or only half-retracts because the voltage at the lock sags under load.
  • A magnetic lock on a residential front door. It lets go whenever power drops, and it cannot give free exit from inside without extra sensors. Houses almost never need one.
  • No suppression on a DC lock coil, so the spike each time the lock turns off slowly pits the controller relay.
  • Splices buried in the wall under tape instead of in an accessible box.
  • Readers fastened straight to stone with no box, so the cable is pinched and water tracks in behind the reader.
  • No service loop, leaving nothing to re-terminate when a reader or lock is replaced years later.

Frequently asked questions

Our new front door is a center-hung pivot. Can it have an electric lock?
Yes, but plan it before the door is ordered. A pivot has no hinges to carry wire, so power comes either through an electrified pivot from the door’s manufacturer or the locking stays in the frame and floor. After the door is installed, the choices narrow to frame-mounted hardware or a battery-powered lock.
Our builder says the house was pre-wired. How do we know the wire is usable?
We trace each cable, test it for continuity and shorts, and compare the conductor count and gauge with what the lock and reader need, ideally before the drywall is finished.
Do we need a permit for access control wiring in the Villages?
It depends on the city. Each of the Memorial Villages is its own municipality with its own requirements, so we confirm with the builder or the city before work starts rather than assume.
If the power goes out, can we still get out of the house?
You should always be able to leave through a controlled door from inside without a key, code or power. We wire fail-secure strikes and electrified locks so the inside lever keeps working with no power, and we recommend against magnetic locks on residential exit doors.
